For a PBSA, operational reliability directly influences resident satisfaction. Laundry facilities are extremely heavily used areas in student accommodation, and when systems fail, the impact is immediate.

When this client approached Forbes, they were looking for a commercial laundry installation capable of sustaining high-frequency use.

Account Manager John Dobbs led the project, beginning with a consultative site survey to assess projected load volumes, peak demand periods, ventilation requirements and long-term durability expectations.

“We work with PBSAs across the UK, and in these student environments, you have to design for sustained usage from day one,” says John. “It is about catering to the requisite capacity whilst creating a sustainable system that will perform consistently over time.”

The client highlighted the clarity of communication and technical support:

“Our main point of contact communicates clearly and consistently, and the entire team is genuinely a pleasure to work with. Their technical specialist is knowledgeable

and thorough without ever overwhelming us with unnecessary detail. After many

years of partnership, I can confidently say that Forbes is one of the most dependable suppliers we work with. We will continue to use them long into the future, and I would wholeheartedly recommend them to anyone looking for a high‑quality, trustworthy laundry facilities provide.’’

The installation included:

·       Miele PWM 907 professional washers

·       Miele PDR 908 vented dryers

·       Brightwell auto-dosing systems

·       Managed detergent provision

·       A comprehensive preventative maintenance contract

The PWM 907 and PDR 908 models are engineered and tested to 30,000 operating hours, making them particularly suited to high-demand commercial settings. Integrating Brightwell auto-dosing technology addressed one of the most common challenges in PBSA environments: detergent overuse. Automated chemical control protects internal components, improves wash consistency and reduces unnecessary waste.

The client opted for outright purchase supported by a structured maintenance agreement. Through scheduled preventative servicing and responsive call-out support delivered by our nationwide engineering network, performance is maintained and asset life is protected.

The result is a commercial laundry facility that operates reliably under pressure and supports both resident experience and long-term investment security.

As the client said of their experience:

‘We’ve been working with Forbes for around eight years now, and the quality of their service has been exceptional from day one. They supply the laundry machines we use in our self‑serve laundry rooms across multiple buildings, and their professionalism, reliability, and communication are consistently second to none.

Forbes fully understands the high standards we operate to, and they always match and exceed them. On the rare occasion that an issue arises, all it takes is a quick word and the team resolves it immediately - often going above and beyond what’s expected.’

No matter which industry we are working with, our approach remains consistent -  survey first, specify appropriately, integrate chemical management where relevant and provide

nationwide service support. In high-usage environments, true reliability is fundamental
